What’s included

A proper service, not a look and a sticker

Filters, coils & drainage

Clean or replace filters, clean condenser and evaporator coils, clear condensate drains and check trays — the work that actually protects efficiency.

Performance & electrical checks

Operating pressures and temperatures, superheat and subcooling, current draw, contactors and terminations checked and recorded.

F-Gas compliance

Leak checking at the statutory interval for the charge size, with records maintained so the obligation on you as operator is evidenced.

Controls & setpoints

Confirming setpoints, schedules and zoning still match how the building is actually used — often the single cheapest saving available.

Written service report

A per-visit report with findings, any defects and recommendations — usable straight in your CAFM or compliance file.

Asset & replacement planning

An annual view of plant age, condition and expected remaining life so replacement can be budgeted rather than sprung on you.

Maintenance is cheaper than the alternative

A neglected system loses efficiency quietly — a dirty coil and a clogged filter can add double-digit percentages to running cost before anyone notices the room is warm. Then it fails, in July, in the middle of a heatwave, when every contractor in the region is already booked.

A PPM contract turns that from an emergency into a line item. It also keeps manufacturer warranties intact, which is where most of the argument happens when a compressor goes.

Three ways to buy it

Every contract is quoted from the actual asset list after survey — we will not quote a per-unit rate blind.

Essential

One planned visit a year plus statutory F-Gas checks. Suits low-duty systems in lightly occupied spaces where cooling is a comfort rather than a necessity.

Standard

Two planned visits a year — pre-summer and pre-winter — plus F-Gas compliance, priority response and discounted call-out rates. The default for most offices and retail.

Critical

Quarterly attendance, defined response times, held spares where sensible and full asset reporting. For server rooms, care settings and anywhere downtime is not tolerable.

As a guide, £150–£600 per unit per year depending on visit frequency, plant type and site access. Multi-site estates and larger asset lists attract better rates. We quote from the asset schedule after a survey.

Twice a year suits most commercial systems — once before the cooling season and once before the heating season. Lightly used systems can run on annual visits; critical cooling and heavily fouled environments need quarterly.

As the operator of a system containing fluorinated gases you are responsible for leak checking at intervals set by the charge size, for prompt repair of leaks, and for keeping records. We carry out the checks and maintain the records under contract, but the legal duty remains yours — worth confirming with your H&S adviser.

Yes. We survey the existing plant first and report on condition. Occasionally we find something that needs putting right before a contract can sensibly start — we will tell you what and why before you commit.

Yes, including consolidated reporting across sites and a single point of contact. That is a large part of what we do for facilities managers.

Available to all customers; contract customers get priority attendance and a discounted rate. Out-of-hours and weekend attendance can be built into the contract.
